Responsibilities and Expectations: Property Financials:
- Manage monthly collections by collecting and applying tenants’ rent, communicating with late or non-payers, and enforcing leases
- With guidance from Director, review monthly financial reports, including collections and variance reports at property and portfolio level, and adjust property operations as warranted
- Collaborate with team members and Director to prepare and manage annual capital and operating expense budgets and forecasts at property and portfolio levels
- Partner with Accounting Department to review calculations of common area maintenance (CAM), insurance and taxes on each property and review CAM reconciliations before they are sent to tenants; Work with Accounting Department to adjust escrows as needed on a property-by-property basis
Property Operations:
- Coordinate with Construction to conduct physical inspections of properties in the portfolio; Collectively make recommendations for immediate, mid, and long-term physical repairs and/or replacements
- Prepare work specifications and secure competitive bid proposals for contracted services, recommend contract awards, and negotiate and enter into property service contracts
- Review and approve all invoices for expenditures on the properties
Tenant Relations/Lease Administration:
- Develop strong relationships with tenants through regular property visits and check-in’s
- Administer and enforce existing leases and act as a resource for Leasing regarding future leases, as needed
- Partner with Legal and Leasing departments on matters of default, lease terminations, and lease assignments, as needed
- Review possession and commencement letters to verify terms and facilitate turnover of space to tenants
- Collaborate with Leasing Department to maintain effective tenant turnover and moveout processes
Requirements
- Associate’s degree
- Missouri Real Estate License, active or the ability to obtain
- 3-5 years of experience in property management
- Excellent interpersonal, written, and verbal communication skills
- Basic background and understanding of buildings’ MEP and best practices for building and site maintenance, repairs, and replacements
- Adaptability/ability to quickly prioritize needs to solve practical problems
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
- Ability to travel (via employee’s insured vehicle or via airplane) as needed to conduct property and tenant visits
- Proficiency in Excel and all Microsoft Office products
Physical Requirements:
- Work in an office setting as well as drive to properties on a frequent basis
- Sit and stand for extended periods
- When on sites, individual will need to navigate flat as well as uneven terrain
- Occasional roof inspections may be required
